What Is Soil Brokerage?

A dirt broker sits between the sites that have material and the sites that need it. Rather than selling you whatever sits in one yard, a broker works the whole supply picture: which pits and export sites currently hold material that meets your spec, what each one costs delivered once haul distance is counted, and which can sustain your daily truck cap for the length of the job. On a large or multi-phase project those three answers rarely point at the same supplier, and they change as the job runs.

When brokerage beats a single supplier

One source is simplest when the volume is modest, the spec is loose and the schedule is flexible. Brokerage earns its place when any of those three tighten. Multi-source coordination matters when no single pit can hold your daily rate. Spec matching matters when a geotechnical report caps Plasticity Index, moisture or gradation and a generic load will fail the test. Price comparison matters most at volume, because a lower per-yard number from further away is not automatically the cheaper delivered number, and at 10,000 yards that difference stops being a rounding error.

How much does a dirt broker cost?

There is no separate broker fee to quote. You get one delivered price per cubic yard that already includes the material and the haul, and that number is what you compare against buying direct. Because delivered price moves with haul distance and with which pit currently holds your spec, it has to be quoted per job. Send the material, volume and site and the number comes back the same day.

Is there a dirt broker near me in Texas?

What does a dirt broker actually do?

A dirt broker finds the material your job needs, compares what it costs delivered from each source that qualifies, and coordinates the trucking. The value is not access to one pit, it is knowing the whole supply picture in a metro and being able to switch sources when one runs dry or a spec changes.

Is brokerage more expensive than buying direct?

Not usually, and on large jobs it is often less. The delivered price is driven by material grade and haul distance together, so the nearest or cheapest-per-yard supplier is frequently not the lowest delivered number. Comparing sources is where the saving comes from.

Can you match a geotechnical specification?

Yes. Send the report or the relevant lines from it. We source to the Plasticity Index, moisture and gradation your engineer specifies, the same way we do for select fill, and we tell you plainly if nothing in the network currently meets it rather than sending a load that will fail the test.

Do you broker for both import and export?

Yes, and pairing them is where brokerage is worth the most. If you are exporting from one site and importing to another, matching those two directly removes a disposal cost from one end and a purchase from the other.

What size job is worth brokering?

The same threshold as the rest of our import and export work, and brokerage tends to pay for itself well above it, on multi-phase jobs and anywhere a single supplier cannot sustain the daily rate. Below that, buying direct from one yard is usually simpler and cheaper, and we will say so.

What materials do you broker?

Select fill, fill dirt, common fill, topsoil, sand and aggregate base and road base, including flex base and crushed concrete. If a spec calls for something outside that list, tell us and we will say whether the network can source it.
